This is a newly built, highly insulated, timber frame house with metal roof. The upper half of the building is clad with Scottish Larch.  The ground floor covering is re-claimed, re-cut old Caithness flagstone.  The first floor is covered with oak floor boards.  The house is approximately 160m² with four bedrooms, three bathrooms and five other rooms.

The heating system comprises a 10kW IDM ground source heat pump with 600 meters of ground loop pipe buried in lengths of 50 meters connected to a 500 litre Hygienik Tank.   A pair of solar panels with a surface area of 5.25m² also connects to the hot water tank.  This building is extremely well insulated with wool insulation throughout, and additional insulation throughout the roof space. It’s semi-air tight and a heat recovery system has also been installed.

Underfloor heating has been installed throughout.  On the ground floor, it’s been installed on a sand layer underneath 4 inches of Caithness stone.  Upstairs, the underfloor heating has been installed over Lewis Plates over which oak flooring has been laid.
